1. Introduction

Welcome to Unique Adriatic Villas ("Company", "we", "our", "us"). These Terms and Conditions govern your use of our website located at uniqueadriaticvillas.com and our villa rental inquiry services.

By accessing or using our Service, you agree to be bound by these Terms. If you disagree with any part of the terms, you may not access the Service.

2. Services Description

Unique Adriatic Villas operates as a villa rental inquiry platform. We connect guests with luxury villa properties along the Croatian and Montenegrin coastlines. Please note:

• We facilitate inquiries and bookings but do not own the properties listed
• All bookings are subject to availability and property owner approval
• Final booking terms are established directly between the guest and property owner/manager
• We act as an intermediary service provided by Adriatic Concierge d.o.o.

3. Booking Inquiries

When you submit a booking inquiry through our platform:

• You confirm that all information provided is accurate and complete
• You understand this is an inquiry, not a confirmed reservation
• Our team will respond within 24-48 hours with availability and pricing
• A booking is only confirmed upon receipt of the required deposit and written confirmation

4. Pricing and Payments

All prices displayed on our website are:

• Listed in Euros (€) unless otherwise specified
• Subject to change without prior notice
• Exclusive of additional fees (cleaning, security deposit) unless stated
• Based on the number of guests and dates specified

4.1 Payment Terms

Upon booking confirmation:

• A 30% non-refundable deposit is required within 3 working days of booking confirmation
• The remaining 70% balance is due 30 days before arrival
• For bookings made within 40 days of arrival, full payment is required upfront
• Booking is confirmed only upon receipt of signed Rental Agreement and payment confirmation

4.2 Payment Methods

We accept bank transfers in Euro (EUR), Croatian Kuna (HRK), US Dollars (USD), or British Pounds (GBP).

5. Cancellation Policy

Please note that our villas operate under a No Refund Policy:

• The 30% deposit is non-refundable under all circumstances
• Cancellations made 31 or more days before arrival: only the 30% deposit is retained
• Cancellations made within 30 days of arrival: the total booking amount will be retained to cover the cost of late cancellation
• No-shows will be charged the full booking amount

We strongly recommend purchasing travel insurance to protect against unforeseen circumstances such as illness, flight cancellations, or other emergencies that may affect your travel plans.

Force majeure situations (natural disasters, government travel restrictions, etc.) will be handled on a case-by-case basis.

6. Guest Responsibilities

As a guest, you agree to:

• Treat the property with respect and care
• Adhere to the maximum occupancy limits
• Follow all house rules provided by the property owner
• Report any damages or issues immediately
• Leave the property in a reasonable condition
• Comply with local laws and regulations

7. Liability Limitations

Unique Adriatic Villas and Adriatic Concierge d.o.o.:

• Are not liable for any direct, indirect, or consequential damages arising from your use of our services
• Do not guarantee the accuracy of property descriptions or photos
• Are not responsible for property conditions beyond our control
• Recommend guests verify all details directly with property managers

8. Intellectual Property

All content on this website, including text, images, logos, and design, is the property of Unique Adriatic Villas and Adriatic Concierge d.o.o. and is protected by copyright laws. You may not reproduce, distribute, or use our content without written permission.

9. Privacy

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Republic of Croatia. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts in Dubrovnik, Croatia.
