Villa Soderini is set amid olive groves, vineyards, and citrus orchards at the entrance of Orašac village, just 12 kilometres west of Dubrovnik’s Old Town. Its clean, modern architecture contrasts beautifully with the natural landscape and traditional village setting, offering a refined retreat close to key attractions such as the Arboretum Trsteno and Dubrovnik Sun Gardens Resort.

The villa is named after Piero Soderini, the Florentine statesman who found refuge in Orašac in the 16th century after his exile, reflecting the area’s long-standing association with peace, leisure, and summer residences. Today, Villa Soderini continues this tradition with a contemporary interpretation of luxury living.

Situated on a 1,000 m² plot, the property features a main house surrounded by Mediterranean gardens and a private terrace with a heated pool and barbecue area. With an east–west orientation, the villa enjoys abundant sunlight throughout the day and open sea views from key interior and exterior spaces. The property offers 300 m² of interior space across two levels plus a rooftop terrace, accommodating up to 8 guests comfortably, with space for up to 2 additional guests on sofa beds.

The interior design follows a clean, modern aesthetic enriched with bold artistic details inspired by Dubrovnik’s 20th-century painters. Hand-selected furnishings by renowned regional designers, including pieces from Croatia’s internationally recognized brand Prostoria, create a sophisticated yet welcoming atmosphere.

Walkthrough

You enter Villa Soderini from the east, either through the main entrance or directly from the private garage with space for two vehicles. The entrance foyer features an open ceiling and immediately separates the private and social areas of the home, with support rooms such as storage, laundry, boiler room, and a guest toilet positioned at the rear of the property.

The main living space unfolds toward the front of the villa, where large windows frame uninterrupted views of the surrounding greenery and the Adriatic Sea. At the centre is a large wooden dining table for up to 12 guests, creating a natural gathering point. To one side is a fully equipped modern kitchen with high-end appliances, suitable for both self-catering stays and private chef services. On the other side, the living area offers a comfortable lounge space with designer sofas and armchairs, designed for relaxation and socializing in a bright, open environment.

From here, the interior flows seamlessly onto the outdoor terrace. This private west-facing space includes a 9x5 meter heated swimming pool with distinctive black-and-white tiling, sun loungers, shaded relaxation areas, and an outdoor barbecue. The terrace is designed as an extension of the living space, ideal for long meals, relaxation, and family gatherings in complete privacy.

A central staircase leads to the first floor, where four double bedrooms are located. Each bedroom has its own en-suite bathroom and private balcony. The rooms are spacious, with high ceilings and flexible sleeping arrangements, allowing additional guests if needed. Front-facing bedrooms offer expansive sea views, while side rooms overlook the tranquil village surroundings. Each room is also equipped with Wi-Fi and satellite TV for modern comfort.

At the top of the villa, the rooftop terrace offers panoramic 360-degree views of the sea, surrounding nature, and historic landscape. It serves as a quiet retreat for enjoying sunsets, morning coffee, or simply taking in the full perspective of the surroundings.
